Guardamar is our closest neighbour after San Fulgencio: 12 kilometres, twelve minutes by car. That proximity translates into something concrete for you — we can usually do the technical visit within 24 or 48 hours, and during the works we can call in without it costing half a day of travel.
We work in two different worlds here. On one side the apartments and blocks near the beach and the pine forest, many from the 1980s and 90s, with the wear typical of a property 300 metres from the sea. On the other, the villas and houses of El Moncayo, Campomar and Els Estanys, with plots, terraces and often a pool.
What you should know about renovating in Guardamar
Guardamar has something no other town in our area has: the pine forest and the dunes. The soil is sandy and the sea breeze arrives loaded with salt and fine sand, which gets into window runners, attacks metal frames and degrades terrace joints far faster than you would expect.
So when we quote here we insist on three things: external joinery in powder-coated aluminium or PVC with corrosion-resistant fittings, terrace waterproofing with reinforcement at the junctions, and taps and sanitaryware from brands with local spares, because the water here is hard and cartridges suffer. That is not upselling: it is what stops us coming back in three years.

What windows do you recommend given how close the sea is?
Powder-coated aluminium with a thermal break and stainless steel fittings, or good quality PVC. What we do not recommend in Guardamar is unlacquered anodised aluminium or plain aluminium fittings: the combination of salt air and fine sand from the pine forest seizes them within a few years. The price difference pays back in durability.
Do you work in El Moncayo and Campomar?
Yes, frequently. They are urbanisations of villas and houses where the most common jobs are exterior renovations — terrace, pool, fencing and pergola — and updating services in 1990s properties. We also do complete renovations when someone buys to renovate before moving in.
Do you charge for travelling to Guardamar?
