That profile changes what people ask for. Renovations here are usually about lifting the level of finish to sell or rent better: kitchens opened to the lounge, full bathrooms with walk-in showers, microcement, indirect lighting and outdoor space treated as another room. What you should know about renovating in Orihuela Costa

There are two particularities worth being clear about before starting. The first is administrative: Orihuela Costa belongs to the municipality of Orihuela, whose town centre is more than 30 km from the coast. That means licence applications are processed there and timescales are usually longer than in Rojales or San Fulgencio — we allow 4 to 10 weeks for a minor works licence.

The second is that many properties sit in private urbanisations with their own internal rules: working hours, permitted façade colours, lorry access restrictions and periods of the year when noisy work is not allowed. Do you charge for travel given you are 30 km away?

No. The technical visit and the quote are free, and we do not charge travel during the works. It is the furthest area we work in, but the policy is the same as across the rest of our 50 km radius.

How long does a licence take at Orihuela town hall?

Longer than in the smaller Vega Baja municipalities. With a declaración responsable you can effectively start on filing; for a minor works licence we allow 4 to 10 weeks, and for major works 3 to 6 months. We tell you this from day one so you can plan with real margin.

Do I need the urbanisation to authorise the work?

For interior work, notifying them is usually enough. But if you are touching the façade, enclosing a terrace, changing the exterior colour or fitting visible air conditioning, many urbanisations in La Zenia, Cabo Roig and Villamartín require prior community authorisation. We check that before quoting.

Which renovation adds most value to a rental property?

In order of return: full bathrooms with walk-in showers, a kitchen opened to the lounge, and usable outdoor space — terrace with porcelain paving and a pergola. Ducted air conditioning also weighs heavily in rental reviews. What you recover least is isolated luxury finishes the tenant never notices.

Can you work in low season so I do not lose bookings?

Yes, and it is what we recommend. From October to March we work faster, there are fewer work restrictions in the urbanisations and you do not lose weeks of high occupancy. If you call us in autumn we can almost always finish before Easter.
