Here the outside is half the house. You live on the terrace from March to November, which is why it is the part of the property that gets used most and degrades fastest: direct sun, salt air, and winter rain concentrated into a few days that tests any badly done waterproofing.

On the plots of La Marina, Ciudad Quesada and Orihuela Costa we always find the same things: 1990s terracotta tiles lifted by roots or ground movement, terraces that fall towards the house instead of towards the drain, and untreated timber pergolas that have survived fifteen summers and will not survive another.

We handle the whole outside: waterproofing, paving, pergolas and awnings, irrigation, lighting and fencing. The priority is always the same: first keep the water out, then make it look good. The other way round does not work.

What an outdoor renovation includes

  • Waterproofing

    Membrane or polyurea over a prepared substrate, with reinforcement at junctions, drains and parapets. It is the invisible item and the only one that really matters: if it fails, everything above it is lost.

  • Anti-slip paving

    Rectified exterior porcelain with C3 slip rating or frost-resistant stoneware. We avoid very dark colours, which burn bare feet in August — something you genuinely notice here.

  • Pergolas, awnings and enclosures

    Aluminium pergolas with adjustable louvres, motorised awnings or glass enclosures to gain a room you can use year-round. Powder-coated aluminium handles salt air far better than timber or steel.

  • Garden and irrigation

    Timed drip irrigation, artificial grass or low-water Mediterranean planting. In properties that sit empty for months, automatic irrigation on a timer is what stops you coming back to a dead garden.

  • Fencing and plot boundaries

    Wall, metal fencing, trellis or artificial hedge, with pedestrian and vehicle gates. We respect the maximum heights each town hall sets, which are not the same in San Fulgencio and Rojales.

  • Terrace or porch

    €3,000 – €7,000

    20 to 40 m²: removing the old paving, new waterproofing, anti-slip porcelain and skirting. The most requested job, and the one that changes how you use the outside the most.

  • Complete exterior

    €7,000 – €15,000

    Terrace plus aluminium pergola, outdoor lighting, irrigation and a barbecue or shower area. The usual package on Quesada villas when the outside is done in one go.

  • Exterior with fencing and garden

    €15,000 – €25,000

    All of the above plus perimeter plot fencing, motorised gate, grass and planting. Usually planned alongside the pool renovation so machinery and access are not set up twice.

Indicative 2026 prices. The factor that moves the quote most is whether the falls have to be rebuilt: a terrace draining towards the house needs a new screed, which can add €1,500 or more — but not doing it guarantees damp inside.

How we work

  1. Technical visit and drainage check

    We check falls, drains and the state of the existing waterproofing. If there are damp patches on the ground-floor ceiling, the problem is above and has to be solved before any paving goes down.

  2. Quote within 48h with samples

    We bring physical porcelain samples so you can see the colour in full sun, which is very different from the catalogue. Waterproofing is itemised as its own line, never hidden inside the paving price.

  3. Works in 2 to 6 weeks

    A terrace takes 2-3 weeks; a complete exterior with pergola and garden, up to 6. We work in zones so you keep access to the property and the pool while we progress.

  4. Water test and guarantee

    Before we call the job finished we run a flood test to confirm it drains where it should. VAT invoice, 2-year guarantee on labour and up to 10 years manufacturer guarantee on the waterproofing.

Frequently asked questions about outdoor renovations

How much does it cost to renovate a 30 m² terrace?

Between €4,000 and €6,000 including removing the old paving, new waterproofing, anti-slip porcelain, skirting and waste removal. If the falls are correct and it is only a matter of paving over the existing substrate, it can come down to €3,000.

Can you pave over the old tiles without removing them?

Technically yes, with thin-format porcelain, and it is cheaper and faster. But we only recommend it if the waterproofing is intact and the falls are correct, which in practice applies to fewer than one terrace in five around here. If in doubt, removing the old tiles is cheaper than redoing it in two years.

Do I need a licence for a pergola or to enclose the terrace?

A demountable pergola with no foundations usually goes through a declaración responsable. A glazed enclosure or a built pergola does need a minor works licence, and if it increases the built area the municipal planning rules have to be checked. Plot coverage limits differ between Rojales and San Fulgencio: we check before quoting.

How high can I build a fence on my plot?

It depends on the municipality and on whether the fence faces a public road or a neighbour. As a reference, the norm is a solid wall up to 1 metre with trellis or planting above, to 2 - 2.20 metres in total. We check the specific ordinance for your street before pricing, because urbanisations differ.

When is the best time to renovate outside?

October to April. Waterproofing products and exterior adhesives have maximum application temperatures, and working in full sun at 38 degrees in July and August compromises the quality of the work. You also reach summer with the outside ready to use.
