The bathroom is the renovation we get asked for most, and for good reason: it is the room that ages worst in any property, especially on the coast, where damp and salt air attack grout, tiling and sanitaryware far faster than inland.
Most properties in La Marina, Ciudad Quesada and the Vega Baja urbanisations were built between the 1980s and 2000. That means narrow baths, dated tiles, iron or lead pipework and, almost always, poor ventilation. Replacing it is not just cosmetic: it prevents leaks into the property below and damp problems in the adjoining rooms.

Full replacement of water pipes and waste runs with cross-linked polyethylene and PVC. Independent stopcocks per bathroom — something most older properties in the area do not have.

Electrics and lighting
New light points, wet-zone rated sockets, illuminated mirror and a forced-air extractor fan. All compliant with current Spanish electrical regulations.

Waterproofing and tiling
Waterproof membrane under the shower tray and on the wet-zone walls before tiling. This is the step cheap quotes skip, and the reason leaks appear two years later.

Sanitaryware and shower screen
Flush, anti-slip shower tray, WC, vanity unit with basin, thermostatic mixer and tempered glass screen. Brands with spare parts available locally in Alicante.

A standard bathroom takes 8-12 working days; with a layout change, up to 18. We work consecutive days, we do not disappear halfway through, and we leave the bathroom usable before we go.

We walk through the result together, adjust anything that needs it and issue a VAT invoice. 2-year guarantee on labour plus the manufacturer guarantee on materials.

How much does it cost to convert a bath into a shower?
Between €1,200 and €2,000 if you only swap the bath for a tray, tile the affected area and fit a screen. If you also renew the sanitaryware and tile the whole room, you move into the €2,800 to €4,200 range. It is almost always worth doing it all at once: the cost of setting up the works a second time is the same.
How long does a bathroom renovation take?
Between 8 and 18 working days. A bathroom without a layout change takes 8-12 days; if partition walls or waste runs have to move, 14-18. Drying times for the waterproofing and tile adhesive cannot be rushed without compromising the result.
Can I stay in the property during the works?
Yes, if you have a second bathroom. If you only have one, there will be 4 or 5 days when it is not usable. In that case we plan the works so that period is as short as possible and give you advance notice so you can arrange those days.
Do I need a building permit to renovate a bathroom?
If you are not changing the layout or any structural element, a declaración responsable is enough. If you move partition walls or waste runs, a minor works licence is required. We file the paperwork with San Fulgencio (La Marina), Rojales (Ciudad Quesada) or whichever town hall applies, at no extra charge for the admin.
Do you work in communities of owners?
Yes, and it is common in the apartment blocks of Torrevieja and Guardamar. We respect the working hours set by the community, notify the president before starting and protect the lift. Where we pass through communal areas, we cover them and clean daily.
