For interior work that does not affect communal elements or the façade you do not need community authorisation, but you must notify the president or the administrator. If you are touching main soil stacks, enclosing a terrace or fitting air conditioning on the façade, then a resolution from the owners meeting is required. We tell you which case you are in during the technical visit.
Do you charge for travelling to Torrevieja?
No. We are 20 km from Torrevieja, about 20 minutes from our base in La Marina, and the technical visit and quote are free and with no obligation. We do not charge travel during the works either.
What permits does Torrevieja town hall require?
For interior work with no structural changes a declaración responsable is enough. If you move partitions, waste runs or touch the façade, a minor works licence is required. If you need a skip on the street, a public highway occupation permit must also be applied for. We file all the paperwork, at no extra charge for the admin.
Can you do the work if I am outside Spain?
Yes, and it is common in Torrevieja. We do a video-recorded technical visit, sign the quote and contract remotely, and send a photo report every week with a video call at each important decision. We do need access to the property: usually we arrange that with a neighbour, the administrator or a set of keys with a signed receipt.
Do you work on holiday rental apartments?
Yes, and it is a significant part of what we do in Torrevieja. In those cases we prioritise materials that stand up to heavy use and short, fixed timescales, because every week of overrun is a week not rented. We schedule the work in low season wherever possible.
