New builds and extensions in La Marina and Ciudad Quesada

As well as renovating, we build. Almost always in one of two scenarios: someone who has bought a plot in La Marina, Ciudad Quesada or San Fulgencio and wants to build their home, or someone who already has a house and needs to extend it — an extra bedroom, an enclosed garage, an upper floor or a guest annexe.

A new build is a longer and more regulated process than a renovation, and that is where most foreign owners get stuck: planning licences, plot coverage ratios, setbacks, habitation certificate, installation certificates and energy performance certificate. None of it is optional, and getting it wrong means a property that cannot be registered at the notary or insured.

We work with a partner architect and quantity surveyor, so you get project, licence, construction and technical supervision from a single point of contact. We do not send you off to find a technician yourself.

What a new build project includes

  • Planning feasibility

    Before anything else we check what can be built on your plot: buildable area, maximum coverage, height, setbacks and whether it is consolidated urban land. This is the step that stops you buying a plot where the house you have in mind will not fit.

  • Project and licence

    Outline and detailed design certified by the architects association, health and safety study, and processing of the major works licence with the relevant town hall. Decision times in the Vega Baja run from 2 to 6 months.

  • Structure and envelope

    Foundations based on a geotechnical survey, concrete structure, roof and façade with insulation compliant with the Spanish Technical Building Code. Here insulation is not just regulation: it is what makes the house liveable in August without permanent air conditioning.

  • Services and connections

    Electrics, plumbing, drainage, air conditioning and solar pre-installation. Includes arranging the water and electricity connections, usually the longest bureaucratic step on new plots in this area.

  • Legalisation and handover

    Final works certificate, installation certificates, energy performance certificate and first occupation licence. We hand over the house ready to register at the notary and to connect the utilities.

New build prices in 2026

Prices per built square metre for a detached home in La Marina, Ciudad Quesada and the Vega Baja. They include the project, licence, full construction, services, finishes and VAT.

  • Extension or annexe

    From €1,100/m²

    Additional bedroom, enclosed garage, guest annexe or enclosing an existing porch. From around 20 m². Requires a building licence and confirmation that plot coverage allowance remains.

  • Single-storey home

    €1,250 – €1,500/m²

    A single-storey villa of 90 to 140 m² with mid-range finishes, air conditioning and enhanced insulation. The most requested type on the plots of Quesada and San Fulgencio.

  • Home with basement or two floors

    €1,500 – €1,900/m²

    Two floors, or a floor with basement and roof terrace, high-end finishes, pool and exteriors included. Here the total timescale, licence included, goes to 14-20 months.

Indicative 2026 prices excluding the cost of the plot. The most variable item is the foundations: without a geotechnical survey nobody can give you a serious price, because in some parts of the Vega Baja the water table forces considerably more expensive solutions.

How we work

  1. Plot feasibility study

    We review the applicable planning rules and tell you what area and volume you can genuinely build. If you are considering buying the plot, we do this analysis before you sign.

  2. Project, budget and licence

    Outline design with drawings and a budget by chapter. Once approved, the detailed design is certified and we file the licence. The town hall sets the pace here: in Rojales and San Fulgencio we allow 2 to 6 months.

  3. Construction in 8 to 14 months

    With a site manager, statutory supervision and monthly certifications based on actual progress, not on the calendar. Weekly photo report, essential if you are following the build from outside Spain.

  4. Legalisation and guarantees

    Final certificate, first occupation licence and utility connections. Statutory building guarantees: 1 year on finishes, 3 on habitability and services and 10 on structure, with mandatory ten-year insurance.

Frequently asked questions about new builds

How much does it cost to build a house here?

In 2026 we are building at between €1,250 and €1,900 per built square metre, depending on single or two storeys and on the level of finishes. A 120 m² single-storey villa with mid-range finishes comes out at around €150,000 - €180,000, excluding the plot.

How long does it take to build a new house?

Between 8 and 14 months on site, plus 2 to 6 months beforehand for the project and licence. In total, from a year to eighteen months from deciding to getting the keys. The licence is the least predictable part and the one outside our control.

Can I extend my current house? By how many metres?

It depends on the buildable area and coverage allowance left on your plot under your municipality rules. Many properties in La Marina and Quesada have headroom because they were built below the permitted maximum, but it has to be checked case by case at the town hall. It is the first thing we look at and it is free.

Can I build without a licence if it is something small?

No. Any work that increases the built area needs a licence, without exception, and that includes enclosing a porch or building a masonry store. Building without a licence leads to a planning enforcement file, a fine and, at worst, a demolition order. It also prevents registering the extension, which causes problems when selling.

What guarantees does a new build carry?

Those set by the Spanish Building Act: 1 year for finishing defects, 3 years for defects affecting habitability and services, and 10 years for structural defects, the latter covered by mandatory ten-year insurance. It is all documented in the building book we hand over to you.
