Rojales is the municipality Ciudad Quesada belongs to, which is why we know it well: we have been filing applications at its town hall for years. But Rojales is much more than Quesada, and this page is for the rest of the municipality — the village, Doña Pepa, La Marquesa, Lo Marabú and the surrounding urbanisations.
The contrast here is greater than in any other area we work in. On one side the historic centre beside the river Segura, with traditional houses, very thick load-bearing walls and in some cases the famous Rodeo cave houses. On the other, the 1990s and 2000s urbanisations, with conventionally built terraced houses and villas.
Two very different ways of renovating in Rojales
In the village, traditional housing needs a different approach. The walls are thick and often masonry, which means opening a new doorway is not as simple as in a brick partition and services have to be chased in carefully. In exchange these are houses with excellent thermal mass: properly renovated they stay cool in summer with hardly any air conditioning. You also have to account for lorry and skip access being harder in the old town, and that gets planned in advance, not on demolition day.
In Doña Pepa, La Marquesa and Lo Marabú the picture is the usual one across the Vega Baja: 1990s terraced houses and villas with original services, terraces needing waterproofing and pools that have gone two decades without a proper overhaul. There the work is more predictable and the timescales shorter.

- 2-year guarantee on labour, written works contract and VAT invoice.
Frequently asked questions about renovating in Rojales
Are Rojales and Ciudad Quesada the same thing?
No, but they are related: Ciudad Quesada is an urbanisation that belongs to the municipality of Rojales. Building licences for Quesada are processed at Rojales town hall. Because the volume of work in Quesada is so high, it has its own page on this site; if your property is there, that is the one you want.
How long does a licence take at Rojales town hall?
A minor works declaración responsable lets you start effectively on filing. A minor works licence takes 3 to 8 weeks, and a major works licence 2 to 4 months. Those are real timescales from our own files. We file all the documentation at no extra charge for the admin.
Can you renovate an old house in the town centre?
Yes, and it is work we enjoy. The first step is establishing which walls are load-bearing and what condition the roof is in, because in traditional housing that determines everything else. If openings have to be cut into masonry it is done with a lintel and signed structural calculations. We also check whether the property is in the old town protection zone, because that affects the façade and external joinery.
How high can a fence be in Rojales?
It depends on whether the plot borders a public road or a neighbour, and on the specific urbanisation. The norm is a solid wall up to 1 metre with trellis or planting above. Before quoting we check the bylaw that applies to your street: there are differences between Doña Pepa, La Marquesa and the town centre.
How much does it cost to renovate a terraced house in Doña Pepa or La Marquesa?
A 90-120 m² terraced house comes out at between €42,000 and €62,000 for a full renovation with new services, two bathrooms, kitchen, air conditioning and mid-range finishes. If you only want bathrooms and kitchen, between €10,000 and €24,000 depending on specification.
