The full renovation is what almost everyone who has just bought a property here asks us for. The pattern repeats: a 1980s or 1990s house with a good location and a good plot, but with original services, a closed-off layout and finishes from three decades ago. The house is good; what is inside has been left behind.

A full renovation means stripping out and rebuilding: plumbing, electrics, air conditioning, floors, joinery, bathrooms, kitchen and paintwork. It is cheaper per square metre than doing it piece by piece over five years, and far less disruptive, because it all happens at once with the property empty.

We work as sole contractor: we coordinate every trade, handle the licence with the town hall and answer to you for all of it. You will not have to mediate between the electrician and the tiler when one blames the other for a delay.

What a full renovation includes

  • Project, licence and schedule

    Survey of the current state, layout proposal and handling of the building licence with San Fulgencio, Rojales or whichever town hall applies. You get a phased schedule with start and finish dates for each trade.

  • Strip-out and building work

    Interior strip-out, opening or closing partitions, levelling and screeding floors. If a load-bearing wall has to be touched, it is done with a steel lintel and signed structural calculations.

  • All-new services

    Plumbing, electrics with a new certified board, ducted or split air conditioning and hot water pre-installation. In 1980s properties this is not optional: it is the part that prevents breakdowns over the next five years.

  • Finishes, bathrooms and kitchen

    Continuous flooring throughout, tiling, complete bathrooms and kitchen, internal joinery, wardrobes and paintwork. We coordinate the material choices so the result holds together, rather than six unrelated decisions.

  • Efficiency and thermal comfort

    Roof and cavity insulation, external joinery with thermal break and low-emissivity glass. That is what turns a summer house into a comfortable house in January, which is when you really notice it.

Full renovation prices in 2026

Real ranges for properties of 80 to 140 m² in La Marina, Ciudad Quesada and the surrounding area. They include the project, licence, all trades, mid-range materials, waste disposal and VAT.

  • Apartment or small property

    €28,000 – €42,000

    Up to 80 m². New services, one bathroom, kitchen, full flooring, joinery and paintwork. The typical case for apartments in Torrevieja and Guardamar bought to renovate and rent out.

  • Semi-detached or terraced villa

    €42,000 – €62,000

    Between 90 and 120 m² over two floors, two bathrooms and a kitchen, plus ducted air conditioning. The most common profile in La Marina and Ciudad Quesada: recent purchase, renovated before moving in.

  • Detached villa

    €62,000 – €80,000

    From 130 m², three or more bathrooms, open-plan kitchen, air conditioning and usually exteriors included: terrace, pool and garden. Here the timescale goes to 14-16 weeks.

Indicative 2026 prices with mid-range materials. Moving up to high-end floors, sanitaryware and joinery can add 20-30%. The item that overruns most when it is not properly inspected beforehand is the condition of the roof and the downpipes.

    We walk the property with you, check the roof, downpipes, electrical board and damp, and tell you frankly what is urgent and what can wait. This is where the real scope comes from, not a per-square-metre estimate.

  2. Itemised quote and schedule

    Within 48 hours, broken down by trade and phase, with the specific specifications. You will see which items are optional so you can adjust the total without cutting back on services, where it never pays to save.

  3. Works in 10 to 16 weeks

    With an assigned site manager and a single point of contact. You get progress photos every week — particularly useful if you are outside Spain while the work happens, which is the case for most of our clients.

  4. Handover, certificates and guarantee

    Final walkthrough with you, electrical certificate, installation certificates and a VAT invoice. 2-year guarantee on labour plus the manufacturer guarantees on materials and equipment.

Frequently asked questions about full renovations

How much does it cost to renovate a whole house here?

Between €28,000 and €80,000 depending on size and scope. As a useful benchmark: in 2026 we are delivering mid-range full renovations at around €450-600 per built m², including new services, bathrooms, kitchen and finishes. Below €400/m² someone is cutting corners on services or on the licence.

How long does a full renovation take?

Between 10 and 16 weeks on site for a 3-bedroom property, plus 3 to 6 weeks beforehand for the project and licence. The timescale depends mostly on the town hall licence and on manufacturing lead times for the kitchen and joinery, which is exactly why we order those at the start.

Can I manage the renovation from outside Spain?

Yes, and it is the norm among our British, Irish and German clients. We work with a video-recorded technical visit, quote and contract signed remotely, a weekly photo report and a video call at each decision point. Many clients see their finished house in person for the first time on handover day.

Do I need a building licence for a full renovation?

Yes. A full renovation goes beyond what a declaración responsable covers, so a minor or major works licence is applied for depending on whether structure or façade is affected. We prepare and file all the documentation. In Rojales and San Fulgencio the usual timescales are 3 to 8 weeks.

Can it be done in phases to spread the cost?

It can, and sometimes it is the only realistic option. But it is worth knowing that it works out 15% to 25% more expensive in total, because setting up, protecting and cleaning is repeated each time. If it has to be phased, the order we recommend is: services first, then bathrooms and kitchen, and finishes last.
